Title Investigation and search report of the property
In investigation of the title, RGAA conducts physical search at the sub-registrar’s office and confirm the marketability of the subject property. Upon title investigation, a legal opinion cum report will be issued as to marketability of the property.
Physical visit to the site and valuation
RGAA’s team would personally visit the site along with the valuers (Govt. Approved) for ascertaining the real/market value of the property.

Publication of Notice
Before entering into any agreement or understanding withthe prospective seller, a public notice calling objections from public at large regarding encumbrances, charge or interests of any nature, will be published in the local newspaper. This is a precautionary measure which ensures and confirms the free title of the property.
Memorandum of Understanding
Before deciding the terms and conditions and final clauses of the agreement to sell, a Memorandum of understanding will be executed between the parties as per the requirements.
Agreement to sell
Before handing over of the actual possession of the property and at the time when parties have decided to enter into a transaction of sale, an agreement to sell will be executed. This agreement contains all final clauses and points of agreement including consideration etc. between the parties.
At the time of final conveyance or delivery of possession and entireclearance of the consideration of the property Sale Deed will be executed and the same will be registered.
Power of Attorney
If any of the parties are unable to remain present for the registration or are unable to sign over the agreements, a power of attorney can be drafted and registered empowering any other person to do the same on his/her behalf.
Registration of the Agreement to sell and Sale Deeds
Since registration of these documents is compulsory, RGAA assists the parties in registration at the related sub-registrar’s office.
